Quick Reference Of Property Use Restrictions
For All Residents Of Eastridge Meadows
General
- No commercial activity of any type is permitted on any lot.
- No advertising signs are permitted (except “For Sale” or “For Rent” signs). This includes entryway signs and signs on the common ground.
- No loud or offensive activity that might disturb other residents is permitted.
- All trash bins and trash containers of any type must be kept in the garage or otherwise screened from the view of the neighboring owners. The only exception is on trash collection day.
- Loose trash and litter should be promptly removed from each lot.
- Firewood is to be stacked and screened from the view of the neighboring owners.
- No clotheslines of any type are permitted.
- No fuel storage tanks are permitted.
- Garage doors that face the street shall be kept closed as much as possible to preserve the appearance of the neighborhood.
- None of the following shall be parked for more than 12 hours on any lot or at the curb on any street.
- School Buses
- Recreational Vehicles
- Tractors
- Unmounted Campers
- Trucks over 3/4 ton
- Trailers of any kind
- Boats
- Unlicensed, inoperable, or partially disassembled motor vehicles
- No automotive repair or rebuilding is permitted on any lot or street.
- No television or radio antennas of any type are permitted. No satellite dishes in excess of 36″ are permitted.
- No above ground swimming pools are permitted.
Animals
- No livestock or poultry of any kind shall be kept, raised or bred on any lot.
- Dogs, cats, and other household pets may be kept (maximum 3), provided they are not kept or bred for commercial purposes.
- All animals shall be kept on the owners lot except when on a leash.
- Animal waste shall be promptly removed from common areas and from other homeowner’s property. Waste shall be properly disposed of.
- No dog runs are permitted without prior approval from the Architectural Review Board.
Building and Maintenance
Any new construction, replacement, additions or changes to any of the following are subject to the review and approval of the Architectural Review Board.
- Driveways – Must be paved with concrete or a similar surface. The use of asphalt, chat, gravel, etc. is not permitted.
- Roofing – Must be wood shingles or asphalt shingles with the appearance of weathered gray.
- Exterior finish – Should be predominantly brick, brick veneer, stone, wood siding, wood shingles or a combination of these items and in a color complementing the neighborhood.
- Storage sheds – Must be built from similar materials and in an architectural style consistent with the existing residence.
- Fences – Must be wood, wrought iron, or a pre-approved material. Fences cannot extend forward of the rear corner of any residence. No chain link fences are permitted.
- Landscaping (including decks and/or patios) – No additions or modifications that might alter water runoff will be permitted.
- Pool houses, gazebos, and ornamental structures must be approved prior to construction
We will be getting a new roof soon. Still asphalt but will be gray to match the house. What do we need to submit?
