Eastridge Meadows Architectural Review Request Form
The work that homeowners do to their homes falls into two broad categories: (1) routine maintenance and (2) modifications.
(1) ROUTINE MAINTENANCE done to homes generally will not need Architectural Review Board (ARB) approval. Specifics of items that fall in this category are described below. Homeowners contemplating any work not specifically included on the routine maintenance list below should consult with the ARB to determine if the work requires approval.
(2) MODIFICATIONS are changes, alterations, and improvements which alter the structure or grounds around a home and which are visible from the outside of the structure. Modifications require review and approval by the Architectural Review Board.
ROUTINE MAINTENANCE:
Routine maintenance does not require review or approval by the ARB. Routine maintenance typically includes exterior repairs that correct deterioration or damage to the exterior of a home that restores the home to its original condition. Original condition means the conditions that existed when the original construction of the home was completed. Routine maintenance items include the following:
- Painting. Exterior painting is considered routine maintenance when the home is repainted using the original paint colors.
Any change in color/s requires ARB review and approval. The proposed color changes should be submitted to the Architectural Review Board in the form of paint color samples for each specific application, i.e., house, trim, shutters, doors, etc. Each proposed color change must be labeled with regard to its proposed application (Note that the color palette is not limited to a restricted list, but extremely bright, offensive, or “jarring” colors will likely not be approved.)
- Trim and siding repairs. Replacement of deteriorated or damaged trim and siding components on the exterior of the home is allowed if the replacement design and installation is identical to the original. All materials typically must be of the same type as was used in the original construction.
- Roof. Replacing existing roofing with new roofing which matches the existing roofing in the exact color and shingle type is considered routine maintenance. Any change in roofing material or color requires ARB approval.
MODIFICATIONS
Modifications include any changes to the home’s exterior and grounds that are visible from the outside of the structure. All modifications require approval by the ARB. Modifications that require ARB approval include, but are not limited to the following:
- Modifications to the structure:
- Any changes to the siding, trim, doors, windows, screens, gutters, downspouts, roofing, or paint or color type.
- Awnings, trellises, and screens.
- Additions to the structure:
- Balconies, porches, porch extensions, porch roof, porch screening, or other porch changes and modifications.
- Skylights, dormers, gables, roof decks, and any other modifications to the roof structure or roofline of the house.
- Exterior stairs or staircases of any type.
- Deck extensions, railings, privacy screens, and rain covers over or under decks.
- Any additions of living space which requires expansion of the exterior of the house, including rooms, enclosed porches, decks or patios, bay windows, and the like.
- Any alteration that connects to or affects a neighbor’s property.
- Hardscape changes:
- Sidewalks, sidewalk alterations, pathways, pads, patios, patio surfaces and other walkway type structure.
- Walls and fences, regardless of height or materials.
- Driveway changes.
- Landscape lighting.
- Fountains.
- Swimming pools.
- Other modifications:
- Storage structures, sheds, and the like.
- Hot tubs, whirlpools, and spas.
- Outdoor fireplaces.
- Permanently installed grills.
- Permanent basketball goals or rims, hoops or other devices used for sports or athletic activities.
- Sculpture or art objects.
- Signs, banners, flagpoles, flags, and other than temporary political yard signs.
Other alterations, changes or improvements that affect the exterior of the house or the grounds may be deemed by the ARB to be covered by these guidelines. If there is ever a question about whether a modification that is contemplated by a homeowner requires ARB review, it is the homeowner’s responsibility to check with the ARB.
It is the homeowner’s responsibility to submit an “Architectural Review Request” for any planned modification/s. The request must be completed in its entirely and mailed to the address shown on the form. All requests will be reviewed as quickly as possible after receipt. Any request received and not returned within thirty (30) days is to be considered as approved.
